What You Need To Know
Tip-O-The Thumb Haven is located in a rural area near the tip of Michigans Thumb. The nearest small town is Grindstone City 3-1/2 miles to the West. It is 8 miles from Port Austin, 14 miles from Harbor Beach, and 24 miles from Bad Axe, the county seat.
The primary industry in Huron County is farming and there are a number of beautiful farms in the area. Along the shoreline of Lake Huron are residential areas with year-round homes and summer cottages. There are plenty of open spaces, woods, and a real country atmosphere. We have limited city services here, which is part of what helps keep this area pristine and natural.
The property is zoned Residential by Port Austin Township. They issue the initial building site permit in accordance with local zoning regulations that include minimum size requirements of buildings. The Huron County Building and Zoning Department in Bad Axe issues construction permits. There are no camping facilities here and the lots can only be used for camping a few days a year pursuant to Township residential zoning regulations.
Electric, telephone and cable distribution lines are in place. For new construction, contact the utility providers to determine what, if any, costs may be involved to run the lines to the structure and connect service. Signals for cell phone use are intermittent. Television reception by standard rooftop antenna is poor.
Individual propane tanks provide gas. Public water or sewer are not available. Sewage disposal is by septic system. Drilled water wells have a low success rate, and most properties have a water holding tank with water delivered by a licensed water hauler. Unless you live here year-round with a family, this is actually less expensive than the cost of installing a drilled well or a hook-up to municipal water. The Huron County Health Department issues permits for sewage disposal and water supply.
The county road commission does not maintain the roads. There is no homeowners association so roads are maintained by property owners with voluntary contributions. Approximately 85% of the homes are vacation properties, some used year-round, and approximately 15% are permanent year-round residences.
Building restrictions issued years ago have since been superceded by more strict Township Zoning and County Building regulations, with the exception that a mobile home may be placed East of the main entrance road; to the West homes must be site built, modular, or a manufactured home with 2 x 4 construction and a residential pitch roof.
All sales are handled through a licensed real estate broker. Seller pays for closing costs, title insurance and transfer tax. For building sites seller will pay for the perk test and sewage disposal permit so buyer can be assured the site is suitable for building.
