One of the unique things about being a non-franchise firm is that it allows us the flexibility to react to market conditions. When the housing market started to fall, other firms and agents suffered because all of their income was from residential resales. We believe in offering ALL real estate services, so that when markets change we are diversified. That's why our associates are active in new construction, land sales and development, commercial real estate, property management, leasing, short sales and foreclosure/REOs. In addition, we believe strongly in working by referral, so when markets change our clients have different needs our business will remain strong or grow as it has in this most recent downturn.
Our one-of-a-kind QuickStart Program lets our team members start making money the first month out while getting their sales business up and running. No gimmicks or recruiting schemes. It's very simple. What is the absolute mirror of a sales transaction, just on a smaller scale? A lease transaction. Because we manage over 300 high-end single family rental properties, our agents can supplement thier income by showing rentals. It's a turnkey operation. We have the listings and the leads. All you do is show the property and our property management team takes it from there. Viola! On-the-job training, immediate income and the opportunity to build relationships with soon-to-be first time buyers, before they ever meet another Realtor.
We believe that if we help others suceed, then we will be successful as well. That's literally one of our founding philosophies. We also believe in building a team of true real estate experts. We reinforce this by structuring compensation tiers based on the knowledge our people attain, NOT the amount of sales they complete. New Associates: starting split is 60/40 until they complete our QuickStart Program and earn two industry designations.Experienced Associates: commission split is 80/20 and has an annual limit after which they earn 100% of thier commissions for the year.

About Our Founders

Carter Snipes has over 12 years of experience in sales and marketing. Previous experience includes managing a large residential brokerage office for one of the top national franchise groups. He also was Marketing Manager for The History Channel in New York. He is the co-founder of Rapport, a community service group for Richmond Real Estate Professionals. In 2008, he was one of 20 Realtors choosen statewide to participate in VAR's Leadership Academy.

Annie Snipes brings 13 years of experience in sales and customer service to her practice. Her attention to detail and unparalleled customer focus have gained her recognition with her client base as well as within the industry. Previous experience includes her role as Account Executive for the in-house advertising agency for Showtime Network in New York. She is the Managing Broker for our firm and oversees new agent training, coaching and mentoring. She believes in working exclusively by referral and has built a strong clientele of satisfied and committed customers.
