Loft Conversion - Case Study
Brief
Loft conversions are a great way to gain extra living space without altering the external appearance of your home. Costing £15K - £35K, they can add about 15% to the value of your home. Most homes are suitable for a loft conversion, which adds another room or two in the attic space. The work takes about 12 weeks and the builders access the roof from the outside, which means there shouldnt be too much disruption until they break through to build the new stairs.
Planning a loft conversion?
With the cost of moving home running into many thousands of pounds, its not surprising that many families are opting to move up instead of moving on, says the Federation of Master Builders (FMB).
Converting your loft is certainly a job for the professionals, but if you get it right you not only gain a fabulous light-filled space, you could also get a handsome return on your investment when you sell. According to the FMB a loft extension can add up to 15% to the value of your property.
Can you stand up?
Is your loft suitable for conversion? The easiest way to tell is to see if you can stand upright at its highest point, as this needs to be at least 2.3m. Even if you can stand up, a dormer window extension will maximise headroom throughout the space. Planning requirements often mean that this is put at the back of the house so it doesnt change the houses appearance from the street. For this reason, roof windows are commonly used at the front to provide light and ventilation.
Don't get into hot water
Most people convert their loft to add an extra bedroom and bathroom to their home. The layout will largely be dictated by the position of the staircase and plumbing arrangements for the bathroom. It can be difficult to put the bathroom at the front of the house as you have to run a soil pipe to the back of the building where the existing bathrooms and toilets are situated. Youll also need to consider the hot water and heating system. The boiler may not be capable of heating the extra space or providing enough hot water for the extra bathroom.
Its all in the planning
There are also structural considerations. New beams will be needed in the roof and in the new floor to take the floor weight and strengthen the roof when the existing rafters are removed. If you live in a terraced or semi-detached house this work will probably require a Party Wall agreement with your neighbours. This refers to walls, ceilings or floors which are shared with other properties. The Office of the Deputy Prime Minister (ODPM) has explanatory information for householders which is available free of charge (see contacts).
The good news is that planning permission is not always necessary, but as with any extension work, you should contact your local planning office and ask if the work can be done within what is known as, permitted development. If the house hasnt been extended since 1948 this is likely to be the case, but you must find out in advance. Even if your house has not been extended since 1948, you may be next door to a listed building. In some areas this means you will need permission for any changes which affect the appearance of neighbouring listed properties. If planning permission is required and you dont apply, the authorities can make you remove the extension and return the building to its original state.
All loft conversions must meet Building Regulations. Our architect and structural engineer are up to date with these but it is best to submit full plans to your local authority building control department so they can advise on any changes needed before work begins. One of the key areas when adding another storey to a property are the fire precautions required. Upgrading the fire resistance of existing ceilings and doors is usually necessary. Recent changes to Building Regulations require high levels of insulation, which will keep your extension warm in winter and prevent overheating in summer.
What on earth do you want?
A loft conversion is a major job and you will need to get architectural plans drawn up. Make sure you know what you want so that you can brief your architect. Are you considering more than one room? Do you want to include a bathroom and if so are you content with a shower or do you need enough space for a bath? What are the rooms to be used for? Have you thought about storage space?
At this stage it is also worth spending time thinking about lighting and other electrical requirements if you are going to use the loft as a study you are likely to need more electrical sockets, for example.
Even if you have to compromise on the layout due to structural or cost considerations, many obstacles can be worked round if you really want a particular design. If you are intending to use our company we can supply drawings and structural calculation, but you may prefer to use your own architect and surveyor to prepare them.
Case study:
- Modify existing roof structure
- Supply and fit to existing walls steel joist including concrete pad stones. Make good walls fix 12.5mm fire line plasterboard to protect steel beams.
- Modify plumbing installation ( removing cold water storage from the loft space etc.)
- Construct new dormer flat roof
- Supply and fit, according to manufacturer instruction roof windows and PVC double glazed windows (dormer)
- Construct a new landing, supply and fit a new staircase, spindles and balustrades
- To construct a new floor timber structure using joists as indicated in the plans and lay 22 mm floor grade chipboard flooring.
- Insulate and whole loft space inc. new floor.
- Supply and fit UPVC guttering and down pipe to fascia board and wall. Discharge into existing rainwater guttering.
- Supply and fit drainage runs for new toilet, wash basin and shower. To connect to existing stack pipe using UPVC drain pipes and fittings.
- Supply and fix plasterboards.
- Plaster walls to new loft room and any damages caused by removals or erecting partitions by preparing and floating all walls and lintels internally with thistle browning or bonding rules to even surface, and finish with 2mm thick neat Thistle finish. Apply skim coat of finish plaster to ceiling plasterboards.
- Supply and fit softwood timber skirting boards to all interior walls.
- Close any gaps around new windows with appropriate mastic.
- Supply and fit timber stud partition to separate new shower room from new landing and loft room. Partition shall be covered with plasterboard and skim with coat finish. Supply and fit softwood skirting to both sides of partition.
- Extend the electrical supply (power points and light points )
- Extend the central heating system
- To fit smoke detector (main operated with battery back up - all landings)
- To clear all debris and surplus materials on completion

Extension - Case Study
Adding an extension can create good practical space such as a bigger kitchen or dining room. Costing between £30K-£50K (can add betweeen 20% - 35% to the value of your home), one-storey extensions are more common, but a two-storey extension can create another bedroom or bathroom without going into the loft. Again, the builders work from the outside until the existing wall is knocked through.
A downstairs bathroom can be a useful addition to the home, costs around £1.5K £3K, depending what work needs to be done and will add value too.
Kitchens/bathroom makeovers. We all know that good kitchens and bathrooms can make or break a sale. For some, a new kitchen is simply a case of updating units and equipment, but for others its an opportunity to completely replan the room with many opting to increase its size either by building an extension or by knocking down internal walls.
Decisions, decisions
Whether you are increasing the available space or not, do some ground work before you start. Before you consult the builders take some time to think about how you will use the room. This will help you decide the layout thats best for your lifestyle. Are you going to be eating there; if the room is used as family gathering space, do you need an informal seating area? Are you a keen cook who needs lots of work top space or a quick and ready cook that needs central stage for your microwave?
Where are your drains?
One of the most important considerations when you start planning your kitchen is drainage. More often than not the available drains and outside walls will determine the layout of the kitchen. Outlet pipes for sinks and appliances such as dishwashers and washing machines need, wherever possible, direct access to external drainage. You also need to consider the capacity of the drains and whether they can cope with potential usage. If you live in a new house this is not a problem as capacity is taken into account when the house is built.
If you start moving pipes about to accommodate layout this can prove expensive and may not be in line with building regulations. If you are changing things it is always advisable to check out your ideas before you start.
The eternal triangle
When you are planning the preparation area, remember the working triangle theory linking the oven/hob, fridge and sink. Make sure they are close together and incorporate worktops between then wherever possible to allow food preparation and somewhere to place pots before the next operation in the cooking procedure. Finally, think about storage and how much is needed for cutlery, crockery and cooking utensils as well as groceries.
Safety and competence
Moving or changing utility points (water, gas and electrical) will add to the cost of the project, but this is the time to make sure that you have a good supply of well placed electrical points. If you are moving or installing a gas boiler or cooker, please note that our company is Gas Safety (previously CORGI) registered. Gas Safety Register is the Council of Registered Gas Installers and is the gas safety and competence watchdog. You need to check that the installer is registered individually not just the company he works for. This is required by Health & Safety legislation and not doing so may invalidate the product guarantees.

Are you floored?
Think about flooring can you overlay your chosen material on to your existing floor? Make sure whatever you choose is suitable for kitchen spills and water leaks which are inevitable. Some laminate flooring, for example, does not cope too well with leaks.
Lastly, during the construction work think about how you are going to cope without kitchen facilities. We will do our best to work around your family needs but the hot water and cooking facilities will inevitably need moving at some point so get your contingency plan in place.
Excavate trenches for foundations approx depth 1200mm and approx width 600mm. Level and consolidate bottoms for concrete, return, fill in and consolidate well-selected excavated material around footings.
Cart away all surplus excavated material
Form foundations with concrete mix levelled and prepared to receive brickwork. Fill cavity with concrete mix.
Form walls.
To form windows and doors openings, provide and fix to manufacturers instructions catnic lintels as shown on drawings. Build in horizontal and vertical DPCS. Close cavity at reveals using block work and mortar. Prepare openings to receive windows and doors
To construct roof.
Supply and fit double-glazed doors and windows.
Remove existing rainwater gully and reposition as shown on drawing with new back inlet gully to connect with existing drain run.
Supply and fit UPVC guttering and down pipe to fascia board and wall. Discharge into new rainwater gully.
Supply and fit soil drainage runs for new kitchen and bathroom. To connect to existing manhole using UPVC underground drain pipes and fittings BS 4660:1973 laid and jointed in accordance with the manufacturers recommendations and the relevant portions of CP 301:1971.
Plaster walls to new extension by preparing and floating all walls and lintels internally with thistle browning or bonding rules to even surface, and finish with 2 mm thick neat Thistle (or similar) finish. Apply skim coat of finish plaster to ceiling plasterboard.
Supply and fit softwood timber skirting boards tall all interior walls.
Close any gaps around new windows and doorframes with appropriate mastic.
Reposition existing boiler including flue, gas, plumbing and electrical services.
Supply and fit new cold-water hose tap to exterior of new extension, including removal of existing.
Encase existing soil and vent pipe as shown on drawing using plasterboard and fibreglass insulation.
Fit new W. C. suite and shower fittings, cubicle and base supplied by client and connect up to existing hot and cold water supplies and to drainage.
Extend the central heating system.
Supply and fit new electrical wiring
Allow for assembling and fitting all new kitchen walls, and floor units including worktops. Include for any chrome support legs and jointing strips for worktops that may be needed.

Fitted bathroom:
Decommission all existing appliances.
Remove all tiles and floor coverings.
Remove all floorboards. Supply and fit 18 mm plywood.
Design and new fit pipe work for hot, cold water supplies and drainage.
Fit flexible tap connectors with in-line service valves to all supplying pipes.
Supply and fit extractor fan.
Fit spot lights, above mirror light and shaver socket
Apply coat of plaster to existing ceiling.
Prepare walls for tilling.
Tile floor and walls using suitable water resistant BS adhesive.
Grout all tilled surfaces.
Grouting refers to the process of filing the spaces between individual tiles and thus completing the floor and wall surfaces. Please note, before grouting can commence, the adhesive used to fix the tiles must have cured. Usually it takes between 12-24 hours, during which walking on the floor surface is prohibited
Paint other surfaces.
New Surfaces - Apply a mist coat (diluted) or sealing coat.
Apply enough coats to cover fully and evenly (usually) 2 coats diluted to manufacturers specifications, unless otherwise requested, 4-24 hours between coats.
Method of application is normally lambs wool or synthetic rollers, or by brush, which means a light texture or "orange peel" or brush marking. Excesses can be avoided.
Prepare and paint all woodwork.
Preparation: Wash down excessively greasy or dirty surfaces, (mostly external). Fill cracks, holes with standard fillers. Scrape off loose and flaking paint back to a firm edge, and feather off edges. Burn off excessively flaking areas. Rub down all surfaces to provide a key, and to smooth out fillers and nibs.
Knot and prime bare wood.
Fit new appliances bath, wash basin and toilet system to hot and cold water supplies and existing drainage.
Fitted Kitchen:
Decommission all existing appliances and units.
Decommission existing electrical, gas and plumbing installation.
Remove all floor and walls coverings.
Design and fit new pipe work for hot, cold water supplies and drainage.
Install new power ring:
Design and fit new gas supply for a hob.
Prepare walls and floor for tilling.
Tile floor and walls between units (above worktops) using suitable water resistant BS adhesive
Paint other surfaces (colour paint supplied by the client).
Assemble base and wall units and fit them according to plans.
Fit worktops and all finishes - cornices, plinths, end panels, filings and handles
Fit sink with set of taps
Fit hob, oven, fridge / freezer, washing machine, dish washer, extractor hood and connect them to new electrical and plumbing installation.
Decoration:
Description:
There is only one standard of decorating job, and this is described below, and is what you can expect to be delivered.
Walls and ceilings:
Preparation
Wash off/dust off excessive grease, dirt, nicotine etc.
Rub down oil based paint.
Fill with standard fillers - narrow cracks, small holes, dents, chips. Rub down fillers to smooth finish.
De-mould all previously damp surfaces, evident by stains or mould growth. Allow damp surfaces to dry.
Size (seal) porous surfaces to be papered.
Painting
Papering
It is normally advised to line walls to be papered. This eliminates wall colours showing through, highlights any wall surface faults and allows a uniform surface on which to paste the coverings.
Finishing can be expected to be done so that edges are cut straight, corners don't bulge or shrink, edges are butted or spliced tightly together without significant gaps or overlaps, patterns match, cuttings around switches etc. are neat, there are no bubbles, puckers or tears, and joints show only the smallest traces of paste, depending on the paper.
You can expect to be informed of the limitations of the above of papers or surfaces are not standard or are imperfect.
Woodwork and metalwork:
Wash down excessively greasy or dirty surfaces, (mostly external).
Fill cracks, holes with standard fillers (only wood filler
externally).
Scrape off loose and flaking paint back to a firm edge, and feather off edges. Burn off excessively flaking areas.
Rub down all surfaces to provide a key, and to smooth out fillers and nibs.
Wire brush bare metal, rust cure and prime.
Rake out and re-place loose putties.
Ease windows - i.e.. take off excessive paint so as not to increase thickness. (See below).
Finishing
To new wood - apply 2 undercoats (or 1 undercoat and 1 eggshell coat), rubbing down between coats, and 1 finishing coat.
To surface painted already - apply 1 undercoat and 1 finishing coat (more coats if specified), 12-24 hours between coats.
Paint is applied so as to cut in straight to edges and glass, no drips, runs, pools or fat edges and neat but minimal brush marks.
Windows previously free will operate freely after painting.
Protection:
You can expect furniture, carpet, plants etc., to be covered so as not to collect dirt or paint, and the general area should be tidy and clean after each day's work, and completely cleaned up at the end of a job.
Variations and limitations:
Limitations normally apply to uneven wall surface, unknown dampness and obvious deterioration of wood or plaster.
Further standards can be applied if required, such as face filling of doors, repairing bruises, and chips to edges of woodwork, lining walls prior to painting. These can be asked for on request.
Windows already stuck tight or not operating fully will require full easing or repair and it is an extra.
Absolute perfection cannot be expected to all surfaces as one can always find dust motes, or drying paint can be rained on unexpectedly, innate flaws exist in surfaces, the odd piece of paper lifts.
Some paints are better than others. We use Crown, Dulux and various specialist brands for staining, spraying etc. Dulux paints and special mixes usually cost extra.
