Nichols Land Services, Inc. has provided superior land services to all facets of the oil and gas industry and right of way industry for over 50 years and is owned and managed by a third generation land professional. Our team has the knowledge, dedication and experience to analyze, implement, manage and complete projects in an efficient and effective manner utilizing the highest ethical standards to provide high quality results with utmost attention to client needs and concerns. Nichols Land Services, Inc. can provide broad and comprehensive services to assist in many land department functions and in some areas outside the realm of traditional land department functions. We work closely with a number of oil and gas professionals with other areas of expertise and can get them to participate in a project when appropriate. All of which means that our true value to clients is in our team approach to getting the job done efficiently, effectively and professionally.

Our experienced land and right of way professionals specialize in title examination, oil and gas leasing, right of way acquisition, prospect preparation and project management in the Mid Continent area. Our experience and professionalism proves most helpful in working with landowners, mineral owners, government agencies and other oil and gas companies and ultimately in getting even difficult projects accomplished in a timely, efficient, and effective manner. Nichols Land Services, Inc. is a family owned corporation with over 50 years of service to the energy industry. Fred R. Nichols, founder, and Lyman W. Nichols Sr. were both life-long land professionals legendary for their knowledge of titles, work ethic, demand for quality land work and frugality. Today we proudly continue these traditions.
Lyman W. "Nick" Nichols, Jr. is a third generation landman and has been president of the company since 1981. Under his leadership, the company has managed projects of all sizes, from title work for the individual mineral owner to multi-million dollar acquisitions and divestitures of large corporations. In 2009, the 30 year aniversary of when the company was incorporated, Nichols Land Services, Inc. proudly announced the addition of its newest division, Nichols Energy Advisory Group to handle its acquisition, divestiture, and consulting services.

Lyman W. “Nick” Nichols, Jr. has been the President of Nichols Land Services, Inc. since 1981 and is a third generation landman. He has a broad range of experience in oil and gas exploration projects (prospect preparation to pipeline), utility projects (feasibility studies through construction), along with extensive experience in acquisitions and divestitures. His strengths include structuring and managing projects to efficient completion, conflict resolution and negotiation, foresight to do the job right the first time, and building a team of experienced and highly capable industry professionals. He was named OCAPL Landman of the Year (2006), member of University of Oklahoma Energy Management Board of Directors (2000 – present), member of IRWA, OIPA and OCAPL Fishing Tournament Coordinator (2003 – 2007).
Rory Barneche has over 30 years of practical oil and gas experience specializing in exploration and exploitation strategies and project management. He has worked most of the major producing basins of North America including the Gulf of Mexico on a diverse array of projects including conventional drilling, secondary and tertiary units, and horizontal shale. His experience also extends into mid-stream services including pipeline systems, compression facilities, and gas storage. Beyond oil and gas, his experience includes that of ranching, construction, and environmental remediation. Active in the Boys Scouts of America as a troop Scoutmaster, he is a Silver Beaver award recipient. He holds a bachelor’s degree in Petroleum Land Management from the University of Oklahoma.
James W. (Jim) Weber has 30 years of industry experience as an oil and gas attorney. After college (Trinity University - 1972), U. S. Army Officer (1972-1976) and University of Texas Law School (1976-1979), he moved to Oklahoma City for a career in oil and gas law, working for law firms, companies and as a sole practitioner, including working with Nichols Land Services, Inc. since 1991. He has worked mostly in oil and gas title examination and related land and legal issues. Jim is a member of the Texas Bar Association (1979) and Oklahoma Bar Association (1980) and past president of both OKC Mineral Lawyers Society and OKC Real Property Lawyers Association.
Cindy Heinze has over 25 years experience in the energy industry, working primarily in Oklahoma and Arkansas. She has held various positions as an “in-house” landman for small to medium sized companies as well as supervising acquisitions and field landmen for Nichols Land Services, Inc. Mrs. Heinze graduated from the University of Oklahoma in 1984 with a degree in Petroleum Land Management.
Franklin Muskrat, Jr. has over 28 years experience in the energy industry. He has worked on a wide variety of projects in Oklahoma, Texas, Arkansas, Kansas, Iowa, Indiana, Michigan, Pennsylvania, Mississippi, and Tennessee. His experience includes detailed title searches of surface, mineral, and leasehold owners, negotiation and purchase of oil and gas leases, right of way acquisition, supervising leasing, right of way, and record checking crews, settling surface damages, due diligence for acquisitions and divestitures, and testifying before the Oklahoma Corporation Commission as an expert land witness. He is a past President of the OCAPL and was named their “Landman of the Year” for 2007. Frank is active in Boy Scouts and also a member of the AAPL.
Prior to joining Nichols Land Services, Inc. as a consulting landman in 2003, Pam spent 23 years at ONEOK Resources Company. Her management experience in land administration, division orders, and right of way ultimately led her to a career path as an "in-house" professional landman. In her capacity as a consultant, she specializes in acquisitions and divestitures, record checking, right of way, and title curative . She is a member of the Oklahoma City Association of Professional Landmen.
Mark Lykes has over 30 years of experience as a manager and landman encompassing a broad range of diversified service companies. The past 15 years Mark has worked on various ODOT right-of-way appraise and acquire projects and was a member of the appraisal team assigned to the new I-40 relocation through Oklahoma City. He joined Nichols Land Services, Inc. in 2004 as a consulting landman with primary focus on pipeline right-of-way acquisition, surface damages, and gas storage units. Mark’s experience also includes due diligence, title examination, curative and leasing. He is a member of the Oklahoma City Association of Professional Landmen.

Nichols Land Services, Inc.'s approach is one that requires careful attention to handling the ROW process properly the first time thereby making the project easier, quicker and more cost effective in the long run. Key points to our approach are as follows:
Title Reports: Experience has taught us that carefully prepared and accurate title reports are the essential foundation of any project. All title personnel are trained and have a thorough knowledge of the Title Standards of numerous states.Computer Database: NLS enters all title reports into its own computer database thereby allowing all documents to be generated (ie. row agreements, drafts, letters, curative, custom reports, restriction lists, etc.). This process saves time and reduces errors.Preparation and Execution of Row Agreements: All personnel are trained in the proper handling of executing documents and agreements.Curative: It is our policy to always attempt to obtain Mortgage Subordinations and other pertinent curative documents.Complete Management: Nichols Land Services, Inc. is capable of providing the complete ROW process from planning to operation of the line with comprehensive files being delivered to the client at the end of the job.
