The management and staff of HDL Construction & Development Corporation were the poeple reponsible for the mother corporation's, Carmella Valley agricultural Corporation (established in 1978), for becoming a leader in mass housing projects in Negros Occidental since late 1980's. With these expertise in mind, the President of CVAC, Mr. Hernan R. Lopez, Jr. have entertained the idea and was encourage to set up an independent construction and development firm, knowing very well that it has a captured and built-in market in various subdivision construction projects of HDL itself and of its sister corporations and affiliates aside from the mother company, Carmela Valley Agri. Corp. (now Carmela Valley Corporation). These companies are: Dolmar Prime Corporation, Rona Lending Corporation and Terra Bella Holding Corporation.
HOW TO SELL SUBDIVISION LOTS FOR HDL CONST. & DEV'T. CORP.
1. Introduce the project to prospect.

2. Let your prospect agree that you are his/her agent by letting him/her fill-up the personal data on the binding slip with his/her signature.
3. "Trip" client to the site. Allow prospect to verify location o chosen lot(s).
4. Fill-up block number, lot number, area and price per sqm.
5. Locate price/sqm. of chosen lot(s) from the price list and fill in prospecting slip.
6. Compute total price by multiplying the area by the price per sqm.
7. Determine the down payment the prospect is willing to make (explain application of VAT).
8. Determine the balance by deducting the total down payment from the total price.
9. Established the rate of amortization/month by multiplying the balance by the factor applicable.

10. Make the prospect conform to the data and the conditions of the sale by signing on the space provided. Make aware to client the following:
a. Due date of balance of down payment and/or first and succeeding amortizations.
b. Availability of land titles.
c. When the subdivision will be ready for houses to be constructed.
11. Make the prospect pay the amount (partial or otherwise).
12. After the down payment, agent to follow up for the contract to sell on installment of the client (The sales agent shall act as one of the witnesses to the sales document) 13. Provide client with a schedule of payment.
MARKETING POLICES:
1. Sales shall not be on a first-come-first-serve basis.
2. All sales to a single buyer P1.5M and above are subject to VAT.
3. Minimum down payment is 10% of total price.
4. 10% down payment may be amortized within 60 days (2% upon signing, 3% within 30 days from initial payment, 5% within 60 days from initial payment).
5. Reservation fee of 2% of total price shall reserve lot for 30 days (non-refundable) and may be made part of the 10% down payment. If payment of least 3% is not receive within 30 days from the date of the initial payment. HDL Construction & Development Corporation shall have the right to sell the lot and the 2% reservation fee may be applied for the purchase of another lot.
6.10% down payment not completely paid in 60 days may be forfeited.
7. Balance of account after down payment may be amortized for a term of up to 5 years at 19% P.A. on diminishing balance. The payment of amortization shall start on the date as declared in the binding slip not later than on the 90th day after the initial payment.
8. Discounts may be given if total price of the lot is fully paid in 60 days as follows:
- outright cash - 10% discounts
- within 30 days – 7% discounts
- within 60 days – 5% discounts
9. All payments are not refundable.
