Q: What is Staging? Is it like decorating?
A: No it is not decorating. Staging is the art of preparing your home to sell in the least amount of time and for the most money by decluttering and depersonalizing your home and creating a look that will appeal to everyone that steps through the door. Staged homes typically sell in less time and for more money.
Q: Why do I need to stage my home?
A: Most people can't imagine their belongings in a new home .When it is staged and looks spacious and decluttered, they can look at the space and imagine their furniture placed just like the staged space. Buyers are really buying a lifestyle. When they search and find a home that has been staged and it looks like a model home , they feel like they can just move right in and live happily ever after!
Q: My house is empty, why would I need my house Staged?
A: Empty homes can appear very cold and uninviting and a home with no furnishings can appear smaller to the potential buyer. As a result, it becomes difficult for them to envision what their belongings might look like in the empty space. We have partnerships with local rental furniture companies, as well as, an inventory of decorative accessories that will bring life and warmth into an empty space.
Q: Isn't staging expensive and only for expensive homes?
A: The investment in Staging is far less than the homes first price reduction. Staging can be done on any home regardless of its price or location. There is a plan to fit any budget.
Q: My home is presentable, it's decorated tastefully, it isn't offensive and its clean. Why should I Stage?
A: Even a tastefully designed home needs staging. The potential buyer may have trouble seeing beyond your personal items. It is important to market your home to appeal to as many potential buyers as possible.

With hectic schedules how do you make time to stage your home? Easy! Stage it online!
How it works?
1. Send me an email requesting my services, providing me with your contact information. Then take digital photos of your home room by room. Take pictures from different positions so I can see the entire room unless you have a camera that takes panoramic shots. Name your pictures by the name of the room like, Kitchen1, Kitchen2. Please make sure the photos are clear and not to dark.
2. Download photos on your computer, then attach them to an email and forward them to me.
After review, Ill prepare your Staging consultation and email it back to you.
What will the report include?
The personalized staging consultation will be specific to your own home. I will discuss each room, recommending and suggesting organization, de-cluttering, packing, and repainting as needed.
Benefits of the online staging consultation:
The knowledge that you gain by using this service will help you prepare your home for sale. My goal is to save you money, helping you correct any flaws. You will be ahead of your competition that does not use a staging service. Of course this does not replace having your home staged by a stager in person. I’ll still give you instructions that you can follow to do the work yourself. Through your pictures, I will see any major issues, and after pointing them out, you can correct them per my recommendations.
Online Staging Consultation for an average three bedroom home is $75. Call for quotes on larger homes.
Walk-thru Consultation
There are two options I provide as a walk-thru.
Option 1. Simple Staging Consultation ($150-250)
I will review your property's exterior as well as the interior, room by room. I will go over it with you step by step, outlining only the most important things that you will need to change. During that time, you can take notes thus giving you a record of everything we discussed for later reference. No written report is provided.
Benefits of A Walk-thru Consultation: It is very wise to ask for a professional's staging advice because I will be able to point out things that you, as a homeowner, may not see or realize. This service suits anyone's budget and it is going to be money well spent. It will show you if your home is ready to go on the market or if you need to change more things than you thought.
Option 2. Full Staging Consultation ($350-400)
1st appointment: I will review your property's exterior as well the interior, room by room. I may take pictures of each room and will take notes for myself.
2nd appointment: I will prepare a detailed report that I will go over with you step by step, outlining the things that you need to change.
Benefits: If you follow through with all my instructions you can make a very big difference in how people will view your home. This is good if you have a smaller budget to prepare your home, and if you have the time and the willingness to make your home more sellable to buyers.
An additional $25 dollar trip fee is charged for properties located outside the North Dallas area.
