Project Cost Estimating
Accurate estimates are needed for budgeting, to verify or modify design decisions at the various stages of the project development, and to analyze the accuracy and fairness of contractor bid prices. Atelier prepares estimates at the various stages of project development, utilizing a Work Breakdown Structure (WBS) to code all estimate items. The WBS allows us to quickly sort and summarize the cost information according to our clients needs.
Atelier is able to achieve a level of project-specific accuracy by maintaining and updating our own database of construction costs, as well as using the industrys latest estimating software. Also, an important part of each of our estimates is a quality control review of the documents. We search for discrepancies between drawings, review constructability issues the contractor may not expect, and the architect in producing a clear and understandable set of documents. It is considerably easier and less costly to make a clarification to the drawings during the design phase rather than make a change during actual construction.

We anticipate construction cost items that are not necessarily shown on early design drawings. All of our estimates are based on quantity survey, at least to the level of detail consistent with the documents. Because we work so closely with the Project Team, and because of our technical expertise, we include costs for building elements even if they have not yet been drawn. For example, we allow for a complete roofing system with only a building plan, including roofing, insulation, base flashing, penetration flashing, coping, and roof accessories.Our integrated systems approach to estimating, as well as our estimating format, makes it clear to the Project Team where costs are.
Our database draws from our experience with the construction market. Atelier specializes in the design and preparation of high impact 3D demonstrative evidence that simplifies complex issues, and produces graphics which compliment the testimony given by experts and witnesses and drive the case toward settlement. 1. Problem Identification, Review & Evaluation: Preliminary evaluation of the merit of claims, identifying specific strengths and weaknesses. This includes discussions with project staff, preliminary review of available records, and theory & strategy development for claim review/counterclaim preparation.
2. Investigation and Detailed Analysis: Research key issues and claims, as-built schedule, delays/acceleration.
3. Formal Presentation of Findings: Develop and present the analysis with graphics in a stand alone work product and reference documents. Includes all of the support documents developed in Phases 1 and 2. This phase ends with either a negotiated settlement, the decision by both parties to arbitrate or mediate the dispute, or the filing of the expert report with the appropriate court.

Design and construction projects typically require the services of a team of professional consultants and the work of building contractors and other vendors.
No architect, consultant, contractor or vendor shares the Tenant's comprehensive scope of interest, with the exception of the Tenant's Representative. Atelier reduces the Tenants risk by serving as an expert intermediary between the Tenant, Broker and the Landlord. All design and construction projects entail lengthy and complex financial and legal transactions, with the potential of significant risk to the client, especially those which involve a Tenant-Landlord relationship.
During the negotiation of the Lease, we utilize our experience to insure that the Tenant's interests are fully protected, and if in the course of the project a dispute arises Atelier deals with the issue professionally and defends the Tenants position by providing creative solutions to avoid financial impact.
