Sligo town is small enough to be home from the office in 5-10 minutes, or live in the countryside and be home in 15-30 minutes of scenic drive. The walk from the office into town is 15 minutes along the riverside. Sligo is in the heart of the wild northwest, and the gateway to the north.Outdoors actvities are abundant, and beautiful long white sandy beaches are easily accessible from Sligo town in 10 – 30 minutes, are and safe for children. There are rocky outcrops for scrambling around and investigating. There is an active dive club. Within a 10 - 45 minute drive from Sligo there is some of the best surfing in Ireland and Europe. There are plentiful countryside walking places (hill walking) and loads of historical sites and ruins from 5000 years ago to explore. Sligo town and surrounding villages are rich in Irish culture. In summer there are masses of summer schools for learning music, dance, and other Irish crafts. There are music festivals and a constant choice of gigs and shows happening throughout the year in theatres and in the pubs. The social life is rich and abundant, the craic is mighty and the Guiness is excellent!The sports teams are very active, with a whole variety of clubs including Gaelic Football, Hurling/Camogie as well soccer, rugby, and more. There are two excellent golf courses on the seafront at Strandhill and Rosses Point. For the very hardy, the Warrior's Run event takes place every August, from Strandhill up and over Knocknarea mountain. There are also a variety of surfing schools for all ages and stages. For the kids there are private and public schools, Irish speaking schools and a Steiner kindergarten. There are also a large range of extracurricular acivities.Sligo is 2 1/2 hours from Dublin or Belfast, both of which have International Airports. Less than an hours drive away is Knock Airport, which has flights to many international destinations including London, Gatwick. It's possible to get from home to London in four to five hours. You can lunch in Sligo and dinner in London.To choose to live in Sligo is making a choice for lifestyle - be it the Irish experience, enjoying the outdoors, enjoying the Irish culture, or just coming home to what I believe is freedom and simplicity.
Up to now...
I started this family care office in 2001 and have grown it slowly since then. At that time there were two other established chiropractors in Sligo, one has since gone in 2006. So now there is one other chiroprator who takes x-rays for me, and he is happy to do the same for the buyers. I have kept statistics since the office opened to watch seasonal fluctuations and understand trends. All this is available for perusal and discussion with the purchasing DC’s. The past two years have been an unsettled time in the office due to personal and health reasons, which I’m happy to share with the purchasing DC’s, and I have been out of the office a lot. Throughout this time with one wonderful locum working, the office has remained consistently open and has maintained itself with the reputation that preceeded this time and the education given to clients.The office has a straight chiropractic philosophy and awareness. All clients are educated on an individual needs basis and care is given in that way too. There is good communication with the clients and a real friendly family atmosphere in the office where all are friends.We adjust a good number of pregnant women and then the babies after the birth too. There are children attending also. Bio Geomtric Integration is the main chiropractic approach used with another eight or so approaches incorporated. The clients are structurally adjusted. The clients would be used to more of a light force approach, but are very open to new approaches that would be of help. They love new information, new chiropractic techniques, exercises or any new approach that is specific for them.The office runs on a very simple basis. There are no computerised systems apart from balancing the books. All bookings are made manually. I use an Activator but no other machines. I also use The Orthotic Group gaitscan and orthotics on an individual basis.

Number crunching
These are my thoughts... I would see the office being able to support 2 chiropractors as a 5 year business investment. The top asking purchase price can be calculated over 5 years at a rate of 2-4 adjustments per week per DC. I am very happy to support the purchase of the office, and have purchase payments made over a two year period with an initial down payment. All these details can be discussed and an amicable agreement arrived at. The rent is very very reasonable, and to split the office running expenses between two DC’s makes the business venture easily achievable. Basic expenditure can be covered by about 20 adjustments each per week.The 10 year lease on the office ends October 2013. I have made an arrangement with the landlord who is happy to let the lease run as it is, or make a new lease for the next five years at the same rental rate. This rate is the cheapest I know of here, and the months rental can be paid in 15 adjustments or less in the month, ie: 4 per week or two per week each if two DC's.CAI fees and Insurance will cost 48 adjustments per year or one adjustment a week per DC.I have all the satisitics for the 10 1/2 years the office has been open, and all the financial information for genuine buyers. The numbers of clients I have seen weekly has suited me, my capabilites and lifestyle. There is vast potential for a much larger business than I have established. This is what is for sale: The office space with its fit out and most of the furniture, all the client files, an established self-supporting office, and my support for up to two months. This is a blank slate for the new DC's to build your dream practice, while already having an establised client base who understand chiropractic. The drop-table is not included nor the flat tables (astralites), but I am happy to leave them in there until you acquire your own. The drop table is very old, as are the astralites!!! :)
Thoughts for the future
These are my thoughts...I am leaving under circumstances that give me the opportunity to give support, help, assistance, guidance, ideas or whatever is required by the purchasers to ensure the continuation of this successful business, for both professionals and consumers. I want to see this business remain successful and serving the Sligo community. If none of this is wanted that’s very ok too, I don’t want to butt in where I’m not needed either.I have done very minimal advertising but have grown the business on word of mouth which is important in this community. There are many many advertising opportunities and ways to reach out into the community for education and getting the word out there. Again, I offer my full support and knowledge if help is wanted, and I’m very happy to introduce the purchasers to people I know in the community .The office could support two DC’s working opposite hours, each with a slightly different slant - One family, children etc, one more sports rehab etc... Just thoughts. It could also work with two dynamic chiropractors or one DC as it has been for the past 10 years too... I will do whatever I can to pass the torch of this office for all concerned.The buyers can keep the logo, name, phone number etc. if wanted. The word SOLAS is Irish for "light". To me light represents future potential - a new day starts with the dawn, plants grow in the light, with the light one can see. The logo is the triple spiral of Newgrange, Ireland and made up of three individual "Koru" which is from my native New Zealand and represents the unfurled fern frond which is the symbol of strength, future potential and life ahead. But that may not suit you :)

This short video gives a basic look around the office and its environs. The internal layout of the office can very easily be changed. The fitness park across the road has just had another 20 or so machines put up. In summer when it is light until 11.30pm, this park will be busy with people wanting health and fitness - an untapped market so far. There is a large children's area there too.
