Major defects. An example of this would be a structural failure.
- Things that lead to major defects. For example, a small roof-flashing leak or a plumbing leak.
- Things that may hinder your ability to finance, legally occupy, or insure the
home. For example, hail damage to the roof or outdated electrical wiring.
- Safety hazards, such as an exposed, live buss bar at the electrical panel,
GFCI outlets not installed where needed.
Anything that falls in these categories should be addressed. Often a serious problemcan be corrected inexpensively to protect both life and property (especially in categories2 and 4.)
Most sellers are honest and are often surprised to learn of defects uncovered during an inspection. Realize that sellers are under no obligation to repair everything mentioned in the report. No home is perfect. Keep things in perspective. Don't kill your deal over things that do not matter. It is inappropriate to demand that the seller address every deferred maintenance, conditions already listed on the seller's disclosure, or nit-picky items.
Buying a home? The process can be stressful. A home inspection is supposed to giveyou peace of mind, but often has the opposite effect. You will be asked to absorb a lotof information in a short time. This often includes a written report, summary, photographs, environmental reports, and what the inspector says during the inspection.
All this combined with the seller's disclosure and what you notice yourself makes theexperience even more overwhelming. What should you do?
Relax. Most of your inspection will be maintenance recommendations, life expectancies, and minor imperfections. These are nice to know about. However, the issues that really matter will fall into four categories.
FIRST, expect to receive an overall general evaluation of the property. You will know as much as possible about the property you are buying.
SECOND, expect to have a list of the deficiencies. The dreaded surprises at the settlement table will be eliminated or greatly reduced.
THIRD, expect to receive valuable care and maintenance tips about your new home and it's mechanical, electrical, and plumbing systems. If you are a 1st time home buyer, this is invaluable.
FOURTH, expect to receive a detailed written report on the structure and systems. I report on the good features as well as the deficiencies.
FIFTH, expect to know replacement costs of those items that are candidates for replacement with in the next five years. I believe the true cost of the house is determined by the X + Y Factor. "X" represents the price you pay for the house today, and "Y" comprises the expenses you will likely incur over the next five years. The combination of these two will determine the true cost of the house.
SIXTH, expect to put everything into perspective. I am not an alarmist. I tell the good and the bad. I try to assure you that the "perfect" house has not been built. If your prospective house has deficiencies, you should look at them in perspective and know what the normal age is the of the house being inspected.
Buying a home is not only one of the most expensive, but it is also one of the most unique purchases you may make in your lifetime.
